Read them before you write an offer. If anything is unclear, call — we go through these with buyers every week.

What you can build at The Stadium

The highlights from the Construction Requirements. The full document and the CC&Rs govern — this is the short version.

Size

Single-story homes: at least 2,300 sq ft. Two-story: at least 1,800 sq ft on the main floor plus 600 sq ft up (bonus rooms over garages don't count).

Garage

Minimum attached 3-car garage. Detached shops and RV garages are common — ARC approval required.

Construction

Stick-built on site only. No manufactured, modular, prefab or move-on homes.

Exterior

No vinyl siding. Trim in brick, stucco or similar masonry. Roofs: wood shake, tile, slate, or dark architectural shingles (30-year minimum).

Approval first

Written Architectural Review Committee approval before any excavation or construction. Complete submissions are deemed approved if the ARC doesn't respond within 14 working days.

Utilities

Individual well (Idaho Dept. of Water Resources permit) and septic (Southwest District Health permit). Irrigation limited to ½ acre. All utility lines buried.

Fire sprinklers

An automatic NFPA 13D fire sprinkler system is required in every home, fed from the domestic well.

Landscaping

Front yard finished within 90 days of move-in: at least 3 two-inch-caliper trees and 7,000 sq ft of lawn.

Fencing

Rural post-and-pole wood fencing with at least three rails. Anything different needs ARC approval.

Timeline

Construction must be continuously pursued and finished within one year of starting.

Builders and owner-builders are approved by the Developer before buying a lot. The process is straightforward.

The Builder Approval Application: license, insurance, three recent homes, and a sketch or rendering of what you'd build and where.

Developer review

We forward your application to the Developer. Approved builders can then purchase lots and submit plans to the ARC.
